Autumn is already in full swing. As we approach winter, now is a good time to be reminded about how to prepare your letting property ahead of time when the winter comes. Here are some tips on how to prepare your letting property for the cold weather.

 

Sealing Around Windows and Doors 

Gaps and cracks can cause heat loss when the draught enters through them. And if the gaps between the window or door frame and the siding are bigger than 2cm, exterior caulk is needed to reapply. Check for holes and cracks around windows and doors and apply caulk or sealant. Silicone caulk is a good choice for exterior use because it would not shrink, and it is resistant to the elements. 

 

Clear out the gutters

Dirty gutters require annual clean-out. Clogged gutters can cause leaks and water damage which may lead to damage to the foundation of the property or flood. 

 

It is important to clear all debris in your gutter at least once a year to avoid causing costly damage to the property and so that water can freely drain. Keeping them clear from any debris will help minimise risk. 

 

Check the boiler

Boilers are most likely to breakdown during the cold season. So, make sure that the boiler is fit for winter. It is encouraged that the boilers should be checked annually to avoid being left without heating or hot water in case the boiler needs fixing during winter months. Besides that, one of the fastest ways to augment the energy rating of your home by having efficient boilers.

 

Inform the tenants about the stopcock

Stopcock controls the supply of water in a home. Let your tenant know the location of the stopcock. When the water freezes in the pipes, pressure can build up and can cause the pipe to burst.  If the tenant will be out for lengthy period, the stopcock can be turned off to minimise the risk. 

 

Keep the place warm

If the weather gets sub-zero temperatures, it is important to remind tenants to heat the house at least one hour every day – even if they are away for holiday vacation. Although boilers are different it is important to let the tenant know that it can be found on the manual that came with the unit for the instructions on setting the boiler timer.

 

Test the alarms

Make sure that the alarms are properly working and maintained correctly. This is particularly important if the tenant will be away over the festive season.

 

Ensure that the property is kitted out with at least one fire alarm and carbon monoxide alarm for extra measure.
