Last summer, the Electrical Safety Standards Regulations in the private rented sector in England were introduced. The regulations make it compulsory for an Electrical Installation Condition Report (EICR) for all existing specified tenancies to be completed in April 2021. It needed to be carried out in the property by a registered professional.
What does it mean by registered professional?
A registered professional is competent enough to perform the electrical inspection. This includes people with recognized apprenticeships or Level 3 Trainings or Certificates in Installing, Testing, and Ensuring Compliance of Electrical Installations in Dwellings.
Meeting the 1st April 2021 EICR deadline
From 1st April 2021, Electrical Installation Condition Reports (EICR) join with gas safety certificates and energy performance certificates as legally required documents that must be in place before a tenancy starts or renews.
Non-compliance with the requirement will mean penalties of up to £30,000
Few days are remaining before the deadline which is on 1st April 2021. But with the ongoing pandemic crisis how to carry out the electrical inspection?
Together with this, the fact that many tenants still feel reluctant about letting other people into their homes, thus, ensuring the inspection can be quite challenging.
Although there is a petition to extend the deadline for Electrical Installation Condition Reports as of today 27 March 2021 only 122 signatures have been made.
So, if your tenant is unwilling to work with your regarding the electrical inspection or you have difficulty securing an electrician before the deadline, the government has stated that an exception will be allowed only if there is evidence from the landlord or property owner that the inspection could not be carried out.
