As the cases of Covid-19 are rising across the UK, the Government has announced that there will be a national lockdown starting Thursday 5 November to Wednesday 2 December.
During the 4-week long lockdown, the rental market is to remain open according to the housing secretary Robert Jenrick.
The tenants and landlords will still be able to conduct house moves regardless of the agreement period before or after the start of the lockdown. But the process should follow strict Covid health and safety protocols to reduce the risk from Covid-19. These changes include online viewings, the property must be vacated during viewings and the property should be thoroughly cleaned before someone else moves in.
The official protocols on moving home remains and therefore viewing of rented properties will be allowed.
Evictions effectively off-limits
Although the eviction ban has ended last 20th September 2020, there was an agreement that tenants living under Tier-2 and Tier-3 Covid restrictions in England are temporarily protected from eviction. Thus, even if the eviction proceeds through the courts, bailiffs will not enforce court orders in areas with Tier-2 and Tier-3 Covid restrictions.
The Government has already announced that the enforcement action will be paused over Christmas. However, the eviction rules would not apply if there are serious issues such as domestic abuse or anti-social behaviour.
