As a landlord, it is your legal duty to ensure your tenants are living in a safe, hazard-free environment.

In this comprehensive guide, we will delve into some of the critical responsibilities that landlords should always have at the top of their to-do list. While some of these are legally required on an annual basis, others are highly recommended for the safety and well-being of your tenants.


Gas Safety Certificate:

Annually, landlords are required to provide their tenants with a new Gas Safety Certificate, also known as a CP12 form. This safety check must be conducted by a Gas Safe registered engineer to ensure that all gas appliances, pipes, and flues within the premises are safe and in good working order. To avoid any last-minute hassles, it's wise to add the certificate's expiration date to your diary and schedule an inspection a few weeks before that date. Just like an MOT for a car, a gas safety check can be completed up to two months before the expiry date without shortening its validity.


Electrical Safety Checks:

Landlords must ensure that the electrical system within a property, including sockets and lights, is safe and properly installed. It's recommended to have these electrical systems professionally inspected by an NICEIC-registered electrician. Additionally, every five years, landlords are legally required to provide an Electrical Installation Condition Report (EICR) to confirm the safety of the electrical system. If you provide movable electrical equipment, such as microwaves or kettles, these must undergo Portable Appliance Testing (PAT testing) annually.


Fire Safety Checks:

By law, every rented property should be equipped with a working smoke alarm and carbon monoxide detector. These alarms should be tested at least once per year, if not more frequently. If your property is furnished, it's essential to ensure that all furniture and upholstery are fire safe, often indicated by a label on these items. Landlords should also advise tenants to keep all escape routes clear from obstruction in case of an emergency, a point that should be checked during routine landlord inspections. Depending on your property type, you may also need to provide fire extinguishers and other safety equipment. To confirm if your rental property meets these requirements, it's best to consult with a local assessor or check the Fire Risk Assessors (FRA) Register.
