The eviction ban was brought in due to the covid-19 situation.

 

The government has announced that the evictions ban will end on 31st May 2021 as part of a phased approach. This means that starting 1st June 2021, notice periods which was formerly extended to six months will be reduced to four months’ notice. However, in a situation where the tenant or the person living in the property has Covid-19 symptoms or is self-isolating, bailiffs have been asked not to carry out an eviction.

 

Courts will continue to prioritise cases that are most serious such as cases involving anti-social behavior and fraud. Notice periods for most serious cases will remain lower. The cases include:

 

Anti-social behavior - notice period of immediate to four weeks’ notice
False statement - notice period of two to four weeks’ notice
Domestic abuse in the social sector - two to four weeks’ notice
Over 4 month’s accumulated rent arrears - notice period of four weeks
Breath of immigration rules – Right to rent - notice period of two weeks.
Death of a tenant - two months’ notice period
 

Starting 1st August 2021, the notice period for unpaid rent for four months and above will be reduced to 2 months.

 

According to the Housing Minister, Christopher Pincher, the government will make sure that the tenants will be supported continuously with longer notice periods while balancing the need for the landlords to access justice. The furlough scheme will remain in place until 30th September 2021.
